Hi, I have a boiler mate 2 model Fe180L spec' 57e with a Potterton Suprima boiler as the heat source. The system is about 12yrs old & we are in a hard water area, the problem is we're getting hardly any hot water out of it unless we have the heating on 24/7. The heating side seems to be working fine. Any help/ideas welcome here. Cheers all

I am not a plumber or heating person but had an old home with a boiler. When the bladder wore out, it couldn't maintain pressure, so that might be something to consider

Pressure won't be the issue here, but there are definitely a bunch of different things it could be...;)

It could be a defective thermostat or aquastat, it could be the circulator, it could be the tempering (mixing) valve, if it is gravity fed it could be low on water and have a defective float valve, it could be the immersion heater (element) if present, it could even be the interior coil of the boilermate II, etc., etc., etc...

Gazz, I would start by jumping out the thermostat (aquastat)...my first thoughts on the problem. If that shows to be working properly, test other components using an electrical tester...should be pretty quick to determine the problem.

If you are not handy with an electrical tester but you can get around one you could try contacting boilermate and work with tech. support...usually very good nowadays!

Otherwise, pull a plumber in and see what they can tell you...shouldn't be too big a deal. A big deal is when the unit leaks, right??
