What statutes can I use to find eviction for commercial lease agreement

What are the procecures in South Carolina to evict a tenant under the commercial lease agreement for non payment and what are the rights of tenants if landlord fails to provide essential services. Can you direct me to the S.C. code for same

Please define essential services ?
Is landlord required to supply these services under the lease ?
When landlord did not supply what actions to inform them and correct this was done.
You can not just fail to pay, for rent. It appears that landlord did not supply something and you did not pay.
If services required under lease is not done, your remedy is law suit using the lease.
Your rights are contained in the lease, along with obligations.
Refer to the lease as to rights and obligations.

In a commercial lease, less is governed by statute and more by the terms of the lease.
The lease should specify what happens in case of failure to pay the rent. The lease should also specify what services the landlord will supply and the penalties for not doing so. A commercial lease is not generally governed by landlord tenant law, but by contract law.
So if you need to know these things, read the lease. If you have any questions about any specific clauses in the lease, post them and we can try to interpret.
