You need to provide more information than just that... as well as telling us what country and state this is in.

I've owned rural properties that had deeds that were 'wrong.' All lawyers involved said 'don't worry about it.' Borders, trees, rocks, markers, fence posts, number of feet at each turn - some go back to the 1600s.

With 40 acres, you can put a private property - no trespassing sign on any tree or post you can, every 100' or so. Then go talk to your neighbors and be friendly. Actually do that before you put up signs.

How is your deed concerning you?

You bought the property and your deed contained a specific legal description. But the bank created a subsequent document with a legal description that varied from that on your deed? What was the bank's document, and how did it vary?
