Hi, my kitchen sink keeps backing up and washing machine water keeps coming up into the sink. Plumber has been 4 times and has snaked it, jetted it with water, plunged. Last Thursday he decided that it wasn't getting enough air because when its blocked one plung and the water drained. If you just run the tap it doesn't block but if you fill the sink and take plug out it blocks. So on Saturday he went onto roof and snaked down the vent pipe, the problem was then solved until Wednesday when it started backing up again and gurgling again. He said that he could put some kind of valve on pipe work under sink would that work? Should add its only the kitchen sink that has a problem, our bathroom which is upstairs is fine

Are you on city sewer or are you on a septic tank? I don't think the plumber put out enough snake from the roof to reach the clog in the drain. Let me know of any new developments. Good luck, Tom

Thanks, after more problems and plumber admitting defeat we got in a drainage company yesterday who jetted the pipes in our garden, all worked for good for a day then this afternoon the drain blocked completely, drainage company came back and investigated the drains in our neighbours properties turns out our drain runs along the front of the 4 houses in the row and there is a main manhole at the end house which was totally blocked! Loads of gunk and huge lumps of fat came out of it (what kind of idiot pours fat down the drain! ) They got it all cleared out but manhole needs a bit of a repair, will be onto the council on Monday as 2 of the four houses are theirs so the bill will need to be split 4 ways!
