View Full Version : Stone wall leaks

I have a west wall made of stone. The wall has been tested by a professional with a water hose and we have narrowed down where on the wall the water is coming from. It has rotted the bead board in crawl space where the base of the wall meets the floor. The wall has been sealed once a few years ago and last week our contractor tested where he thought the leak was again by first sealing the area and also filling in some gaps in mortar. It still leaked in that area. There is no barrier or a 1 inch gap between the osb structural panels and the stone. I am being told to take off all that stone put up barrier and drainage and then replace stones. Is there a heavy duty sealer that would do the job of sealing without removing the stone? Any other suggestions?

Is this leak above or below ground? Does the ground slope away from the house? Are roof gutters working properly and taking water away from the foundation? It is important to know whether this leak is coming from a rising water table during and/or after storms, rain or puddled water that saturates the ground near the wall, or rains penetrating the wall/joints.

Testing the wall with water from a hose shows it is coming in from the stone. Stains on inside wall and rotted bead board underneath in crawl. Taking the stone off and putting it back on is costly. Any sealer that would work and last a while? It was sealed but obviously it wasn't done correctly or it didn't hold up.

Found out today that the obs behind the stone is rotten. Anyone know of a heavy duty clear sealer that the stone can be sealed with that will last a while and really work? No barrier or gap behind stone.
