My deceased aunt was a cosigner on my loan. Now her name is on my deed. Do I need professional help or do I just filed a death notice with registry of deeds?

My aunt was a cosigner on my loan in 1987. She was deceased in2002. Do I need professional help or just recording a death certificate with registry of deeds.

It depends on how she held co-ownership with you. If you were joint tenants with right of survivorship then you don't have to do anything except provide a copy of her death certificate when you go to sell the home.

If you were tenants in common then her share of the home becomes part of her estate and goes to her heirs according to her will.

You have to carefully read the deed and see if it says either joint tenants with right of survivorship (JTWROS) or tenants in common after your names. If it doesn't say anything then you were considered tenants in common.
