Made agreement with a lady to lesse her peroperty for my horses ,paid her $30 a month an $35 a month to keep my parrot there,when we made the agreement she said her guy in the trailer did all the weed wacking,then after being there two monthsthis lady had cancer an she had three horses left my husband said talk to her an tell her she can keep them I will pay the bills then if something happens to her the horse will come to us.After three years of this she then gives the horses away after without even asking us,we paid all the bills for them an we have the reciepts.Over thrre thousand dollars an on top of that the week she gave the horses away my parrot was stolen out of her barn.Lwyer says she is accountable for my bird an should have to pay for him is this true?Can we claim for our money back since she broke the agreement?

Can you please either edit or repost that with proper punctuation and more coherently? I'm sorry but it is very hard to understand the way it is.

I get that you paid to lease land to care for your horses. But it appears the landlady had horses too? And that she gave away all the horses? You should be able to recover them by showing ownership.

As for the parrot, unless she was negligent in securing the property, I don't see her being responsible for a burglary.

So is your lawyer willing to sue on a percentage, if he is that sure ?

Should she pay, yes, but without a written agreement, and also did she have insurance, was she licensed for this type of business.

You needed a written agreement, because all you have is proof you paid bills, not why you were paying the bills.

What was the security in the "back of the barn" could anyone just walk in there, where you aware of the poor security ( if there was poor security)

Why were you keeping a bird there for all those years ?
