I own a rental property paid in full with a partner. I left the responsibility of paying the taxes to her and her mother since they both lived at the property. I was notified that the property obtained a few tax leins $5200 while they both occupied the place the partner has moved and the mother is still there she has signed a lease my partner has moved her daughter in and she will has not sign a lease or agree to pay rent her mother told her she doesn't have to. Gave all tenants notice of the changes in January 2013 that in March 2013 all tenants would have to start paying rent. The daughter has refuse to respond. Just served her with a 10 day notice. Mind you myself and her mother own a business name together. What do I do next?

I don't think I'm following this. You own the property jointly with... who?

Who is living there and not paying rent?

Your partner has the same "rights" you have when it comes to who does and who does not pay rent, leases, etc. She can also set rental amounts and terms.

Or isn't that what you are asking?

The next step is when the 10 days expire go to housing court for an eviction order.

But I see a problem here. Since you are a co-owner, you need your co-owner in on the eviction. If I follow this, the tenant you are trying to evict is your partner's sister.
