I manage a 20 unit condominium complex - 10 up, 10 down.

When the tenants shower the water sporadically goes from normal to real hot - almost scalding - may happen 3 - 4 times during a normal shower. Unit has a common boiler with reciprocating pump and water conditioning unit attached.

Is there a THERMOSTATIC MIXING VALVE present in this setup? If so, I would suspect that the mixing valve element is in need of replacement.

I'm off to work now, but will check back later today! Other plumbers will be checking in periodically as well.
