View Full Version : Snow blowing in roof vents new home, ruined ceiling, my problem or homebuilder

I have a brand new home, we recently had a snow storm and now my ceiiiling has waater damage, myhome is still under warranty but bulider says it is a freak of nature and I have to try to remedy through my Homeowners insurance with a deductible.

Read the warranty. I think 'freaks of nature' means things like trees falling on your house, wind blowing glass out, and floods. A vent should not leak. Make sure your paper trail is dated and not done by phone. Let the builder know he is expected to fix it or you will sue.
Hip roof vents leak from snow melt, gable vents from wind blowing rain sideways, ridge vents from not being attached completely all along the ridge. It is supposed to be so minimal that it evaporates in the attic. Damage to your ceiling is a sign of something wrong, like not flashed or cemented under the shingles. Take pictures too. You might want to call a roofer for an evaluation and a quote, in case you have to pay someone and sue for that amount.

Snow melting into the roof vents would drain back down into the system with no leaks. This sounds like a flashing problem to me. However they do make vent caps to keep out leaves and trash. (see image). Good luck, Tom
