View Full Version : Can a landlord refuse to renew a one year lease when I am a model tenant?

My lease is up JUne 30th and the landlord called me today and said she was selling the property, and would not be renewing the lease. I have read that she is required to renew my lease unless she has good cause (which she does not have). I just want to know whether she has to renew for another year since the current lease is a year or can she change it to month to month?

We need to know the state in which the property is located before we can give you an answer. Tell us where you are and we'll look up the law.

As Lisa said ANY question on law needs to include your general locale as laws vary by area. This more than others. For example. NJ law does not allow termination of a lease except for cause. Most other states don't require any reason to terminate an expired lease.. So I'm wondering what you read and where.
I would suspect sale of the property would be a valid reason though.

I know in all states where I own property, I am not required to renew a lease if I do not want to.
Also of course they are allowed to change terms such as amout of rent at renewal also.
