I am experiencing low water pressure when using hot water in house. The pressure problem also affects the cold water when it occurs.

Takes approximatley ten (10) minutes for pressure to return after problem occurs. The return only happens if no water is used during the ten (10) minutes.

I have a well and water softener. I have already tried to bypass the softener to see if pressure changed. It did not resolve pressure issue.

Well gauge seems to be operating properly with water usage and refill.
While trying to resolve this issue, I found my hot water tank has a leak.

Any ideas.

It sounds like you are not getting enough volume from your pump. Do this. Use water until the pump kicks on, then turn off the water and let the pump get pressure up to the cut out point. From an outside faucet, run water into a five gallon bucket. Measure how much water you get until the pump kicks back on. Turn off the faucet and time how long it takes for the pump to get back up to cut out pressure. Divide the gallons you measure by the minutes it took to pump back up. That will tell you how many gallons per minute the pump is delivering. So, for instance, if you measure fifteen gallons, and it took two minutes to pump back up, then you would divide 15 by 2 to get 7.5 gpm. You would like to have at least four or five. Get back to us once you have that info.
