View Full Version : Landlord Selling House in FLorida I've lived in for 19 years as a renter

I have lived in the house I rent from the same landlord for 19 years. Now he wants to sell the house out from under me. This act will cause a major financial burdn on me in finding a new place. What solutions are available? Do I have any rights?

No... its his house... you only rented it... he has the right to sell it.

Do you have a written lease? If so, does your lease state that the landlord does not have the right to sell the property during the term of your lease? That is the only way you can prevent the landlord from selling the property.
If you have a written lease that does not prevent the owner from selling then the new owner has to honor your lease until the term ends. Once the term ends then the new owner can choose whether to offer you a renewal.
If you do not have a written lease then the landlord can terminate your tenancy at any time with 14 days written notice.

Thank you all for trying to help.
I am 59 years old, self employed and work out of this house. This whole thing came out of the blue, which now forces me into undue financial hardships. I may have to get me a shopping cart and live in the park

Well, sorry to hear that... but you need to start looking ASAP... I assume you are month to month with no written lease at the moment.

Why don't you offer to buy the house?
Why would you need to be homeless? I'm assuming you were paying the rental, so find another place with a similar rental.
But this is the risk you take when you rent. Since you do not own the property you have no rights to it other than those covered in the lease or local law.

Get busy. Even at 59 you can look for a roommate situation. I'm older than you and doing that. Sharing expenses is a huge savings, probably equal to your cheap rent all these years.
Or offer to buy the house if he will write you a mortgage, but plan on paying more per month. Maybe a 5 year balloon note to give you time to get a mortgage - and roommates of your own to help pay for it.

Ok, you rent there, so just move to another house and rent it. Rent is rent,
Offer to buy this house, had you bought a house 20 years ago, it could be paid off now with the rent you pay.

How will you get to be homeless? How much rent are you paying now ? If very little, then why is not money saved up ? If normal rental, why can't you just move ?

I would offer to buy the house. If the landlord sells it outright he will have to pay capital gains taxes-but if you buy it, he could possibly carry the note and you can make the payments to him ! Talk to him about it
Or go to the bank and find out how much money you could qualify for maybe you could buy it outright,
Since property values are so low right now, your mortgage could be less than the rent you are now paying!
