My fridge broke and my landlord won't fix it. All my food went bad. I have two young kids in the house. I don't not have s lease can I withhold rent? Is there anything I can do

If you don't have a lease and don't pay he can evict you with a 30 day notice in most of the country... 15 days in Florida and 60 days in California.

Sure he should fix the refrigerator... if it was part of the property when you rented it. I have a feeling there is something more to this than you have given so far.

If the refrigerator is considered part of the rental proper, i.e. apartment, duplex, then the landlord is required by law to repair it or replace as well as any food that was lost. Get yourself a copy of the Landlord/Tenant Act for the state you live in.

Any question on law needs your general locale as laws vary by area. You MAY be able to withhold rent if you do it right.

You can notify the landlord in WRITING.
You can give rents to a lawyer to keep in escrow.
Without paying the rent, even with the broken fridge, the landlord can evict you.
Why won't he fix it? Did the kids hang on the door?

It just stopped working won't get cold at all. I don't have a lease dose that matter

No, not having a lease doesn't matter. But where you live does.

Exactly because there ARE places in th eworld that appliances are not considered part of the lease... and if there are any they would be your problem to fix or replace.

I have lived in such a country defore. In fact world wide that is actually the norm. But not in the USA or Canada.
