How exactly were her rights created, and how were they terminated? I ask this, because a partition (http://apps.leg.wa.gov/RCW/default.aspx?cite=7.52) action might become more complicated because of those rights.

Your mother and father didn't 'leave you the house' if your mother is still alive.
Were both parents' names on the deed when your father died?
Does your mother agree to live with you and not in the house?
