One of our tenants has recently been charged and is in jail of 4-6 months before he has a hearing. This tenant is on welfare. If his welfare is cancelled because he is in jail, what can a landlord do regarding getting rent money?

File for eviction... then have the sherrifs evict their property legally. Being in jail isn't an excuse for free rent. You can have a new tenent in long before they are released.

Criminal activity will get their section 8 housing privledges revoked permanently in many areas

You evict them and find a new renter, ( like any landlord)

Assuming you aren't paid the rent when due, you evict him as you would evict any other tenant who is behind in his or her rent.
