Hello, I bought my mobile home from the park real estate office in 2001 in Rochester Hills Michigan. I paid cash & own it free & clear. It was brand new when I purchased it. I am ready to sell it & found a company that buys mobile homes for cash & moves them out of the park. It was planned for me to accept payment end of June, give the park my required 30 day notice, let the company move it out & be done. The first week of June (2012) I received a letter dated 6/1/2012 & a new community guidelines print out. Even though my lease states they must give 30 days notice for new guidelines the letter says new guidelines effective as of 6/15/12
One of the new rules is that the park has right of first refusal. I called the company buying my home, they said it is always a nightmare when they do this. Can the park really prevent me from selling my home & the buyer moving it out of the park? Do I really have to offer it to the park first at the same rate, the buyer is going to back out if this is the case. I was really looking forward to leaving, this park has been terrible to live in, the manager is an awful, mean spirited man and now I feel trapped. I honestly appreciate any help you can give me. Thank you so much!
