My commercial (retail shop) tenant died but his the guarantor is still running the shop,but is paying the rent very late when due what are my options

Any option you have is contained within the four corners of your lease. Commercial tenant law is covered by contract law, not residential landlord/tenant.
The question is, should the guarantor be treated the same as the tenant.. Obviously, you've already made that decision by letting him/her assume the rental space.. Therefore, whatever provisions about late rent that applied to the TENANT, still apply to your new tenant/guarantor.
