We received written notification from our landlord during the last week of January, 2012 that our lease would not be renewed at the end of the lease agreement on June 30th, 2012. We delivered a letter to the landlord the following day, stating that we had received the notification of the non-renewal of our lease agreement. If we should happen to find another house rental sometime soon (in March or April), can we move out of our current residence earlier than June 30th; and if so, how much notice would we need to give our landlord? I realize that normally it would be 60 days; but taking into consideration the fact that we have already received notification of non-renewal of our lease at the end of our lease agreement (June 30th), I was wondering if that requirement might be different? Thank you very much for your assistance. S. (we live in Ontario, Canada)

Just because the landlord is not renewing your lease does not change your obligation to fulfill the lease. However, the fact that he is giving you such long notice might mean he is amenable to an earlier vacate. But this would be at his discretion. But it might be something you can negotiate.
