View Full Version : Landlord wants to sign new rental lease while repairs are being done in pa?

I live in Pennsylvania and am currently on a month to month lease. Last week there was a serious leak from an upstairs unit. Landlord ripped down walls and removed carpet and also had sprayed for mold. The room is currently unusable and has a hole in the wall to the outside utility closet. 2 days after the leak the landlord informed me that she hired a property manager and wants me to sign a new 1 yr lease. I have been on a month to month lease for 8 yrs & have lived here for 15 yrs. Do I have the right not to sign a new lease until the repairs are complete and I have use of my 2nd bedroom? If I refuse does she have the right to end our month to month agreement with 30 days notice as stated on my lease prior to the repairs being completed?

Since you are on a month to month basis, either of you could end the lease with one month's notice. So if you refuse to sign she can do this.

I would explain to the landlord that you are willing sign a new lease, but only after you are sure the repairs have been done properly.If she doesn't like that start looking for a new place.
