There is a realty transfer fee (http://www.state.nj.us/treasury/taxation/realty_over.shtml) if the deed recites consideration of $100 or more. It wouldn't matter whether the form of the deed is a quitclaim deed or otherwise. Generally speaking, a QCD is like other forms of deed except that the grantor does not warrant that he or she has good title to the property.
