My best friend is currently in the air force and long story short he was not paying his rent for his house, he said never got in trouble not even a single piece of paperwork and he was even selected to put on e4 six months early. What kind of discharge will he get?

A civil matter such as this will likely not have anything to do with his discharge.
Are you presuming that your friend will be discharged because of this?

Well he said that his first Sargent told him it will be a discharge but when I was in I remember that they where simply saying things to try and scare you which is what the military is always about

What would the discharge be based on? How is it that the 1st Sgt. Has any say so about this if it is a civil issue?

He is in a foreign country, from what he said it was money that the government owed him because somewhere in the process some paperwork was lost at housing which would get his housing pay started so he had to go back and re accomplish it and get it started only it got started from that day on with the 3 months of rent still not paid because the money was not provided

Is the landlord someone in another country? The other details you give may or may not apply. The key here is going to be what specific regulation your friend [may or may not have] supposedly violated which may or may not result in a discharge.
To make a long story short, if your friend is in violation of the Air Force, then he could be discharged with a less than honorable, or dishonorable discharge... but whether he is or is not in violation of anything has yet to be seen.
Did his 1st Sgt. Indicate what violation he may be subject to? I strongly suggest that you tell your friend to speak to his company commander about the details.
