View Full Version : Low water pressure in the house on a well with a softener

We suddenly have lost water pressure in our house. We have 60 psi of water before the water hits our pressure tank. The pressure gauge between the pressure tank and the house shows 60 psi... But the pressure tank doesn't seem to be filling with any water. We replaced the tank with a 50 gal tank pre charged to 45 psi. We are still experiencing the same problem. The pump seems to be cycling correctly. Could our softener system be part of the problem? Any help or suggestions would be greatly appreciated!

The tank is almost certainly not the problem. Your softener probably has a bypass valve on it. Turn the bypass and see if that solves your problem.
If no bypass valve, then see if you have an outside faucet before the line gets to the softener. If you seem to have good pressure there, there suspect the softener as the likely culprit.

I tried turning on the outside faucet that doesn't go threw the softener... No pressure there either... The water came out in a gurgle and spit... Minimally with a little spurt then slower. So now I'm thinking it's not the softener.

The pressure gauge. Does it stay on 60#? I'm wondering if it is defective and stuck on 60 when, in fact, you don't have anything close to 60. 60# of pressure does not correlate with what you are getting at that faucet.
You said the faucet gurgled and spit. Are you saying that air came out? If so, then we have to wonder about your well. Is the pump in the well or above ground?

Problem solved! The gist of the solution... Bladder of pressure tank ruptured and rusted out tank, which plugged line and kept plugging whole house filter. New tank+ flushed lines+ fresh filter= great water pressure! Thanks for your help!
