My neighbor sadly passed unexpectedly and had no family. The maid, an illegal alien, has taken up residence in his primary home. She refuses to take any steps to attempt to make any of the 4 properties the deceased own hers legally. I would like to buy one or two of the properties once owned by my neighbor. How do I go about completing this task?
It should also be noted that she made contact with rental property tenants and notified them that they need to pay her cash from now on. As far as I know this is theft, but the victim is deceased. Please Help.

How long ago did the neighbor die? How sure are you that there are no relatives? Have you checked with the county to see who is listed as the owner?

One thing I would do is talk to anyone renting these properties and make sure they are aware that the owner died. Suggest to them that they pay rent into an escrow account until someone shows legal ownership.

I would check with the probate court to see if anything is being done about this person's estate. You may be able to have the court appoint an administrator who can search for heirs and then sell the properties. If there are rental properties, then the estate is generate revenue that can be used to pay such an administrator.

Also, if any of the properties are mortgaged (which you can find out from checking the deeds), the mortgage holder may step in.

The house belongs to someone, you will have to find the heir, There will most likely be some heir, a third cousin or someone, It may be hard to find.
