View Full Version : I am pet sitting for 5 days, and my landlord charged me 300 for breach of contract.

I went out of town for a few days with a friend and my friend did not want to board her dog. My husband was staying behind so we had him watch her dog. My landlord charged us 300 dollars for breach of contract, because there is a 2 animal limit. Should I have to pay this for the dogs staying here for 4 days?

And, if you went over the two-animal limit, does the lease provide for such a $300 penalty? Because the usual recourse for breach of lease terms is eviction, or possibly damages, if damages can be proven, not a monetary penalty.

Another question is Did you get approval from the LL before moving these pet/s in?

He can "charge" all he wants, but I wouldn't pay it. With a landlord like you have, there's NO question in my mind that when your residence if over, there WILL be a controversy over the deposit, and damage and stuff...

I'd let THIS matter get cleared up with all the rest.
