I have a 6-month rental agreement which consisted of a lot of rules and restrictions, some being "no alcohol on premises at anytime by anyone", "no overnight guests" , and "no loud music" . If the person I rent from, and live with, constantly breaks her own rules and makes me uncomfortable,as well as telling me my rent is due on the 25th, when the written agreement states the 1st,could I have just cause to break my lease? She says that if I move out, I will lose my deposit, even when I find my own replacement, which I am not obligated to do. How can I get my deposit back?

First unless the other person says or agrees, you can not just break the lease, you would be required to pay your rent even if you moved out.And they can sue you for the money.

Next in the lease, does it say that HE can not do these things, or that YOU can not, I doubt his lease with you, says he can not, only you an not. So I would think that , and this is on what very limited info you gave, is that you are not allowed these things but the landord would be allowed
