View Full Version : Rights for joint renters on lease / sublet/assignment -nj

Hi I have a roommate in New Jersey who wants to sublet (most likely assignment) for the rest of our lease term of 9 months and I am NOT okay with living with a stranger off craigslist! The only clause in our lease about this says that we need written consent from the landlord in order to assign/sublet. The landlord has ignored my emails all week, but my roommate told me today that he has approved already. Is this legally okboth to consent to sublet/assignment without both party consent on a joint lease? Especially since assignment involves long term? I am also not OK with being financially responsible for a stranger... what rights do I have as a tenant on a joint lease? And how much leeway would I have to terminating my lease early since this is not what I agreed to?

Any help is very appreciated! Please help!

Depends on the wording of the lease. But if both are on the lease, Then each can deal directly with the landlord. I would suggest taking your lease to a local real estate attorney to advise you of your rights.
