You could reduce the size of the dogs territory.Dogs mark their territory by peeing and covering the scent of other pack members (you)

By allowing the dog free range you are sharing "his" territory and living in his Kennel!
You could start by not allowing access to upstairs... Shooing him down is enough or making a loud noise with the command "DOWN!
Reward him for staying down.
