View Full Version : How can you obtain lost property documents in Massachusetts?

My friend has lost his home property documents, and he does not know what to do. I would like to help but I just don't know what to do. He lives in Waltham Mass.

Your friend can obtain a certified copy of his deed from the Middlesex South District Registry of Deeds (http://www.sec.state.ma.us/rod/rodmidsth/midsthidx.htm)

Waltham is part of the South District, Middelsex County, and the services offered at all Massachusetts Deed Registry offices can produce regular copies or certified ones.

Beware of unscrupulous companies advertising to provide the same copies for an administrative fee on top of the fees charged by the Registry.

Added: In response to the question of documents available at the Registry of Deeds; here is a current (9/27/11) list of fees. You can see some of the documents they provide in the list.


Declaration of Homestead - $35

Declaration of Trust - $225

Deed - $125

Mortgage $175

Mortgage Foreclosure Deed & Affidavit - $125

Mortgage Discharge, Release or Partial Release (recorded 7/14/03 or thereafter) - $75

Municipal Lien Certificate - $65

UCC Documents - $45

Federal Tax Liens (and related documents) - $5

Plans (per sheet) - $75

All other documents - $75

Certified Copies (per page) - $1

Cliff's answer gets him the deed. But if the documents you refer to are other than the deed, please be more specific about what documents.
