How do I have a deed to a house put in my name

My wife's mother has dementia how can my wife transfer the deed to her name

First, when posting a follow-up question or info, please use the Answer options at the bottom of the page rather than the Comments. Don't start multiple questions on the same issue. I've merged the two threads.

So to answer the first part of your question, You have the current owner sign a deed transferring the property to your name. When doing so, however, there may be tax consequences. Also, if there is an existing mortgage the lender will need to approve the transfer, unless you refinance.

As to the second part, you probably can't. Unless your wife has a Power of Attorney for her mother, she can't sign over her property. And since the mother already has dementia, she can't legally sign.

The question becomes WHY you want to do this. Often the reason is to protect assets from Medicare. But if that's the reason its probably too late as Medicare will see the transfer for an attempt to hide assets from them and negate it.
