YOU don't give anyone an eviction. An eviction is generally issued by a court. The first step in the eviction process is a notice to vacate. This length of this notice depends on the reason for termination. If you are terminating tenancy due to non payment or breach of lease, you can use a 3 day time frame. If you are just ending the lease, then it requires a one rental period notice. Meaning if rent is due on the first of the month, you have to give notice before the first to end at the end of the month.

If the notice of termination is ignored, THEN you go to court for an eviction notice.
