What is a quick claim deed and how do I file one.

Actually it's called a Quit Claim Deed which is most often to used when there is a divorce is involved i.e.: one party gives up any title or interest in real estate to the other party. It is a legal document which must be filed at the county records department.

As Dr1757 said, it's "quit claim deed". It means a deed by which you give up (or "quit") any claim you might otherwise have to the real property described in the deed. The distinction between this kind of deed and other deeds (such as a warranty deed) is that in a quit claim deed the grantor (person conveying the property) does not warrant ("guarantee") that his or her title is any good. Thus, if you receive a QC deed to "the Brooklyn Bridge", for example, and later discover that the grantor never owned "the Brooklyn Bridge", you do not have any recourse against the grantor.

When a person gives a quit claim deed they are basically saying "I may or may not have an ownership interest in this property. But whatever interest I have I'm now transferring to you."
