View Full Version : I found a warranty deed dated 1928 from my late grandfather

I wanted to know if it is still a good deed or not, due to the age of it.

Deeds are kept at the city/town hall where the property is located, and it's public information.
It might be easiest to start in the property tax room, going by the address, to see who the current owner of record is. It may go back several owners, or not, but they can help you from there.

As noted the deed may or may not be good. Who was the property deeded to? Can you ask them if they sold the property? If not, then you have to check county records. If the property was sold since 1928 then the deed is no longer valid.

A deed from your grandfather? That suggests that he sold, gave, or otherwise transferred the property to someone else. It wouldn't do you any good.

If, on the other hand, when you say "from", you actually mean "to", the next question to ask is whether it was recorded. If it was recorded, title would have then been in his name at that point.

Then you would determine whether he conveyed the property to someone else. If he didn't, then you would have a chance of inheriting title. There are too many open questions here to usefully guess much further as to what the situation might be.

As noted, the actual "deed" is recorded and a record and actual deed is stored at the court house. You can go there and see if that deed was recorded and what deeds were recorded after that fact

Actually, a record of the deed is recorded (and depending upon the technology available then, a copy), the actual physical piece of paper ( = deed) is returned to the person who records it, usually the grantee. This 1928 deed may have stamped or written on it the fact that it was recorded in a certain book and page.
