View Full Version : How Quickly can settling happen in a new house? I desperately need advice.

So I built a new home, and within 2 weeks of moving in, I see pops in the wall, I forget the termination, sorry, basically from the actual nails popping out of the wall, so to speak. Also, not just that, there are "ripple's", some may say 'bowing',again termination I am not familiar with it. The first day that I moved in I asked the site super to come and take a look, well he sent his side kick, and he said " Oh ya, I see that, well I will have the painter come and look at it". 3 months go by, and I had two of the same guys come back again, and still nothing done. I get it, I'm female, I'm an idiot, he told me it was just 'settling', I love that term. I responded, "within a couple of days?", I told them there is no cracking, like normal settlement, just poor mudding/painting. They told me again, it was settlement and can happen within a day or two? I am no expert, and I need some advice, I feel this is unfair, I am now about at one 1 year trades day, oh yes one year, I have been trying to have someone come out, a manager, or site super, and it takes a year? And still they are saying settling. My question after all of this ranting, can a house settle and create wall pops (From nails) and bowing in a day or two? Is this normal. To me it just seemed like bad mudding/drywall/ paint, or whatever, need any advice, please!!

Was this house built by an independent builder or by a large subdivision builder? Get estimates for repair and tell them you will have the work done and bill them if the repairs aren't done under warranty, which is usually 1 year.
