Hello Stringer, I have been in the cleaning business for some time, I haven't had to give an estimate on a huge building, I know your busy but was wondering if you could help me. This building had aprox 123000 sq feet of floor, 6 washrooms, two cafeterias and one lunch room also they want it cleaned 3 times a week for 6 hours a day. I was wondering if you could give me a rough estimate as I have called around and no one will tell me on the phone what they charge per sq ft. I live in windsor ontario. Than kyou

Hi Mechalita,

May I ask have you done any commercial cleaning before, if so for how long and how many buildings?

What do the specs say; floor work, window cleaning, recycling, what is the density (are there a lot of people in this building - staff), etc?

And I would be happy to assist, however you do realize that the final pricing is your responsibility. Also that competitive situations apply locally.

What type of business is this; medical, general office, retail, warehouse, etc?

EDIT::: I might add that 6 hours per day is extremely low. Normally a 123,000 sq ft bldg would be many more hours per day even at 3,500 - 4,000 sq ft cleaning per hour would require 30 to 35 hours per day to clean. My guess is that they only want certain things done each day such as washrooms, lunchrooms, entrances, main areas, am I correct? Because 6 hours per day is a pittance.

There are 300 employees, they asked for mon wed frid 6 hrs. they want the floors swept and washed, bathrooms cleaned, garbages emptied, and lunch rooms cleaned. I clean a grocery store everyday 7 hrs. for over a year now. The building is a factory. The square footage is a estimate. I would say that the floors are around 69000 sq ft that need to be done every shift. I could only get one person to tell me there rate where I live, 35cents a sw ft but they clean a grocery store at night.
I appreciate your time and help with this. I am looking just for a ball park # to make sure I am not over or under charging.

To do what they are asking in 6 hours seems impossible Mechalita.

Do you have a sit on scrubber to wash these floors? To sweep and mop 69,000 sq ft alone would take much more than 6 hours. To hand sweep and mop at even 3,500 sq ft an hour would take almost 20 hours.

What type of floors; VCT, concrete, painted concrete, wood?

I must be missing something here? Are there any more details pertaining to exactly what they want done, how and to what quality level?
