I have a tenant here in NC who has been under a verbal rental agreement with me (& my wife) since July 2006. We allowed her to rent well under market in order to get back on her feet. Over time she would get the utilities in her name and would be able to pay closer to a fair market rent. It has become time to make some changes. The rent needs to be raised as well as she has added pets without permission. She came with one cat and we told her that would be OK but we normally do not want any animals. How much advance notice must I give her to be able to raise her rent? THANKS!

If she pays rent on a monthly basis then you have to give her 30 days written notice before increasing the rent.
