Here are a few:
Do they have a budget or amount that they want to spend per month? So that you can work within that figure. There are many 'levels' of cleaning, if you were to do everything, every night in detail they most likely would not be prepared to spend that much. Especially in this economy and the competitive atmosphere.
How many days of service are they looking to obtain?
Security/Lighting: Are there any special security needs (alarms, motion detectors, etc). Are you to turn out all lights or leave some on?
Is there a 'deadline'? A time when the building locks down and you have to be out?
What types of flooring? Carpet/s, VCT (sheet/squares), plank, ceramic, wood, etc. Is floor work included or an extra? (carpet cleaning, stripping and refinishing the VCT?)
Is window cleaning included?
Total (cleanable) square footage?
Do they have existing specifications for you or are you to put them together?
Who is to provide the consumables? (Paper towels, toilet paper, hand soaps. Feminine products, etc.) And if you are to purchase and install these items how are you to bill them?
Determine how many offices, washrooms, meeting rooms, etc.
Is there a janitor's closet with a slop sink on site?
Where is the outside dumpster located? Is it locked?
Do they recycle? If so, what items: paper, plastic, metal cans, etc. Are they mixed or do they separate them? Where is the recycling dumpster located?
What time does the business close? What time can you start each day?
Is there a contract involved, how long is the contract?
"Are there any special requirements that they have that you may have forgotten to ask about?" (This is a closer and covers your a** - you may find out something additional that will influence your time and thus your pricing.)
Are there any special places that may need special care and cleaning?
I always ask----"what are your present 3 things that do not meeting your present cleaning requirements?" This highlights these things so you can make sure that they are given the proper attention each night and avoid your predecessor's mistakes.
