Live in Alberta I rent for my business ,the lease my lawyer had made because a lasy landlord who cannot do his job.. on the lease it say to provide me with utilities and city taxes every year because I alraidy pay 200$ a month for each of them so all togeter $400 a month to cover for utilities and taxes plus rent but ,the landlord never bother to provide me with the proof of the bills . Now he decide to tell me that I owe him $6000 for 4 years because the utilities went up since 4 years that I understand.. what I don't understand is... can he charge me for 4 years of utilities and he never respected the lease condition by providing me with the bills?

I don't know the wording of your lease, so I can't offer an opinion... The answer ultimately will depend on how a judge would rule based on Canadian laws... It SOUNDS to me like he's being unreasonable, but I don't have a say.
So, the answer to your question above is YES. He's DOING it. The question is, what you're going to DO about it... IF your commercial enterprise is profitable, you probably want to STAY. However, if it isn't, you might not mind a fight.
Assuming you want to stay, I would negotiate a lower amount and a payment plan. It's certainly going to be cheaper than a fight.

So you refuse, or ask for a deal.
And let it go to court is you wish.
