You will find it virtually impossible in the current financial climate.

Hello S:

I can't tell you about the legal aspects of an immigrant buying a home... I'm assuming that you already are aware of your rights in that regard...

But, in terms of BUYING a house, that should NOT prove difficult in this market. You HAVE what most sellers, and hard money lenders WANT - a LARGE down payment. So, you need to find a seller willing to take your loan, in the form of a mortgage or a land contract. Or you need to find a hard money lender. Hard money lenders, like the sellers in these instances, don't care about your credit history. They like the DEEP equity they'll have in your property. In fact, they wouldn't mind if you defaulted, because they'll make LOTS of money off you.

You can find hard money lenders in your local newspaper under loans. You can tell which ones they are. Call a couple up and talk to 'em. Yes, the loan is expensive...

PS> (edited) I just noticed that you only have $10,000 for a down payment... THAT doesn't qualify as a LARGE down payment. You're going to need about HALF the value of the house you're buying. Sorry if I mislead you...
