You can bid by square footage or by the hour to figure your monthly price, just be sure that you calculate all your costs, equipment, supplies, labor, taxes, profit, etc into your pricing either way that you do it.

Personally I figure it both ways to compare and check myself, it is easy to occasionally miss something.
