Hello C:

In many states if a landlord accepts partial rent, all legal proceedings STOP. Consequently, the notice wouldn't be valid.

We have copies of all the states landlord tenant laws at the top of the real estate page on a sticky note. Look for your state there.

The pay or quit is for the entire amount ( and it is all owed, so even if you "move" it is still owed and they will and can still sue to collect the money)

In most places that I am aware, unless the entire amount of the pay or quit is paid, it is still valid, An agreement ( in writing prefered) would have to be made with the landlord for partial payment
