My husband and I are about to start our janitorial business, but I've been calling around as if I were a customer to janitor businesses to see if they could give me a quote on price to clean an apartment complex of say 4 stories but they''ve been telling me they have to see the building first and the problem is that there is no building... I'm just calling to get an idea of pricing.

If someone has a janitor business not located in Oakland, Ca that way I won't be of competition to you tell me how much you'r charge, or if someone owns a apt complex or any resideantil or commercial business and can tell me how much they pay their janitor that would be great!

I'm looking at a 4 story apt complex that would need the carpeted hall ways, starirways (3 in total) cleaned, elevator, laundry rooms (4 of them) cleaned, the parking garage kept clean, and the front of building to be cleaned from trash. How much would cost to have janitor do this job 1 time a week and also 2 times a week.

Hi.

To begin with knowing what they pay the person doing the job may not directly help you. You will need a loaded rate per hour to calculate your price.

There are many items that come into play here and that IS why they are telling you that they need to visit the building; personnel density, 'cleanable' square footage, what types of flooring and their care requirements, any special projects, consumables (you or them?), furniture density (number of desks, waste cans, washrooms, etc), recycling? loaded labor rates, etc. all these and more are considerations in pricing along with the area that you are in for competition.
