In KY, we are relocating to HI for a new job and our current lease offers no buyout option. The original lease offered a buyout but the new owner did not include one or indicate that the termas had substantially changed when the new lease was signed

You signed the lease, therefore, you have three choices:

1) Negotiate a buyout with the landlord. Normally 2-3 months.
2) Sublet (if the lease allows)
3) Find a replacement tenant the landlord approves of

If you can't do one of those three you will be responsible for the rent until the end of the lease or until the landlord finds a replacement tenant. The only favorable point is the landlord has to make a good faith effort to find a new tenant.
