Can someone help me please
Im not very good when it comes to properties and mother in laws haha so here's my question.

I got with my husband who already had a house before we were married so he has always dealed with this. We live over seas and will do for the next 3 years with his job, so his mum (mother in law) looks after the house when the tenants have a problem, she also pays the bills through the bank and stuff.
What I want to ask is, this is a rented unfurnished house, but we have the husbands mum on the phone every other week saying they want new bathroom, new kitchen, new floors etc etc, we have already paid for new fencing round the house, new washing machine and new garden shed!! The tenants are the mother in laws friends.
I want to know because its an unfurnished house to rent, do we have to buy all these things, and if we do does it add money to the house?? I will not ask my husband these questions as he thinks I'm having a dig at his mum again haha.

If the items requested are not in disrepair, they do not have to be replaced.

Do the tenants have a lease? If so read lease. If not tell mum in law to get estimates and tell her rent will be raised 10% of cost of job. And a lease will have to be signed. This should stop the requests.

If there is a health or safety problem then work should be done with no charge.

The items requested are old fashioned (out of date say, not to there liking) nothing wrong with them with regards to health and safety.
They already pay 100 pounds under the estimated rent agreement due to being mother in laws friends and keeping everyone happy.

May sound silly here but what is a lease, my husband does all of this as it was his house before we were married so I've not got involved left him to it, I'm now interested as we will be paying for all of this because of these requests, he can't say no to his mum because it keeps her happy so I was wondering will we be going out of pocket just to keep everything up to date and keep mother in law happy, or will we be making profit on it in long run!

I always thought if tenants wanted work on the house done they pay for it themselves as long as ''WE'' the landlords say its OK.

A written, long-term contract containing terms for rental of a premises (house, in this case). More than month-to-month.

Will have to fish it out and have a look at it, then I can discuss with husband what the best thing to do is before keeping his mum happy.

I know we do this yearly as we know were here for another 3 years.
We will be coming back and selling the house after 3 years is up, the last year we will let the tenants know this, so they can buy or move on. But will all the newly requested items being made put money on the house??

In principle, yes. But you should ask a realtor (person whose business it is to sell houses) about your particular situation.
