My landlord sent me email stating the "the judge will give me 3 days to get out the house on a our court date. How can that be I haven't even got the court date yet

If there has been no response filed in your case. And you have been avoiding moving forward in this situation. Then he is assuming the worst. And he is informing you what is going to happen based on responses he has gotten so far. If you have received legal notices and your waiting for a trial for things to happen then that's what is going to happen unless there is some way for you to satisfy the courts for this situation.

Hey, I can send you an email and tell you the judge is going to give you three days.

Part of that can be because of historical rulings by that judge. Also the black letter law may state that if the judge rules against you.

What he can not tell you is what the judge will rule. That depends on the facts in dispute.

It is called bluffing, trying to get you to leave before the court date.

He may be estimating what has happened in similar cases in the past. He may be assuming what happens if you don't show up to court.

Most likely he is full of bull and just quoting a number. After that of course you will be evicted, I have gotten from 3 days to 3 weeks for a person to move before we could remove them.
