My ex and myself both own this home that is a duplex, my children and I live in the down stairs apt and a family lives up stairs. I had recently separated and he no longer lives here. I signed the lease with the tenants and he did not now the tenants are saying that the lease is not valid due to my ex not signing. And they are leaving no notice and with pet damage so I must relace carpets. They signed a year lease with first and last months rent and was supposed to give a thirty day notice,so they tell me they are leaving with out pay anything and I will alson miss next months rent because by the time I fix the damage. So just wanted to know if lease was valid

Yes, the lease is valid. Take pictures immediately of the damage and make sure you keep all of the receipts for the repairs. As soon as you can, lease out the apt. Then sue the former tenants for all of the repairs and all of the lost rent.
