View Full Version : Landlord fails to keep promise

I rent my flat through an agency. Before moving in I had asked for a bed. The agency told me the landlord had consented. The bed is listed in the inventory. However its been more than 2 months and still no bed. The gas heater is also leaking; this was reported to the agency. It looks like the landlord is ignoring all calls from the agency. What can I do as a tenant? Thank you in advance.

Mostly your options are limited to your local laws. In some places your allowed to with hold the rent until repairs are made. Did you get it in writing that the bed will be replaced or was it verbal only? How bad is the leak on the water heater. Are you submitting your requests in writing?

Whenever asking a legal question you need to indicate your general area as laws vary.

Since you used the word "flat", I suspect you may be in the UK. Who did you sign a contract with? What does the contract say? Who do you pay rent to?

Generally, if you lease living space and the landlord has not lived up to their end of the lease terms, you have two options. You can send the landlord (or the agency) a letter of termination. This letter would state that, since they have not lived up to the terms of the lease, then you will consider them in breach and will be moving within 30 days. Your other option is to serve notice that, if the breach in not repaired (i.e. a bed provide and heater fixed) within one week, then you will use your rental to purchase a bed and repair the heater. If you have to go that route, keep the receipts.

Thank you for your replies. I sent a letter to the real estate agency, yes I am in the UK. They have since repaired the leakage (it was very bad) and sent me a bed. Thanks again. Best wishes from the Eye.
