Tenants daamaging all carpet in my house. Smoking pot in the bacement. Yard overgrown with weeds and grass. Late on rent every month. Not known how many people are in the house. How do I evict. What are my rights

Give then notice to move out for for the damage to the property, if they do not move out, you file for eviction in court.
*** I will note for others who are reading this, this is one thing you should know and have all the forms before you rent to first tenant.
Did you get proper ID on the person who rented ? Copies of drivers license and social security number.
Did you run a background check, check with past landlords before renting to them

You need to evict them according to your states landlord/tenant law. We have copies of them at the top of the real estate page on a sticky note.

PS> How do you know they smoke pot in the basement?? In MY rental house, I smoke pot ANYWHERE in my house that I damn well please.

Here are the reasons to evict in Edmonton: "Evictions
There are several reasons why a tenant may be evicted and the required notice period the landlord must give depends on the grounds for eviction. These reasons include:
Significant damage or physical assault or threats to physical assault: 24-hour written notice, signed by landlord or agent, giving reason for eviction and time and date that the tenancy ends.

Note to Excon - the tenants are smoking in the bacement, not the basement.
