My mother is in her 90's and in her will she wants her house sold and the proceeds to be divided between her 3 children. In order to avoid probate we would like to do a quitclaim deed. Once it is signed and notorized do we have to file it right away or can we wait until it is medically necessary to do so? We live in Washington state

You can record it at any time. You would have to record it when you sell the house.
