We currently own a manufactured home with 3/4ths of an acre & still owe roughlyaround 75k for both home & land.. but the needs releveling and a/c repairs and the major issue is that we just outgrown it. We're not sure if it'll sell with these issues to regular buyers but we heard of "homebuyers network", "sell/buy fast homes" type investors, do they really work? Or is it best to just go with a realtor? I should add that we're not really looking to turn a profit, more like just want to get out of this mortgage so we're free to buy a bigger home. Thanks in advance for any info you can give me!

There are always going to be people looking to buy homes in order to make some quick money. It's best to beware of the many scams that are out there.

I would suggest discussing things with a realtor locally who knows what needs to legally be done in order to sell a home in a particular location. A consultation with a realtor shouldn't cost you any money.
Even if you decide to not go with a realtor and sell the home on your own, at least you'll then know some facts with which you can work.
