We currently own a manufactured home with 3/4ths of an acre & still owe roughlyaround 75k for both home & land.. but the needs releveling and a/c repairs and the major issue is that we just outgrown it. We're not sure if it'll sell with these issues to regular buyers but we heard of "homebuyers network", "sell/buy fast homes" type investors, do they really work? Or is it best to just go with a realtor? I should add that we're not really looking to turn a profit, more like just want to get out of this mortgage so we're free to buy a bigger home. I would suggest discussing things with a realtor locally who knows what needs to legally be done in order to sell a home in a particular location. A consultation with a realtor shouldn't cost you any money.

Even if you decide to not go with a realtor and sell the home on your own, at least you'll then know some facts with which you can work.
